Custom home building, the way it should work

A custom home is a hundred decisions, and every one of them costs money or saves it. We make them with you, in order: the lot and what it can support, the plan family that fits how you live, the specification that fits your budget, and only then the drawings. The result is a home that is yours — and a number you can trust before you commit.

  • Site evaluation first: perc test, test pits, wetlands and setbacks — the facts that decide what your land can hold
  • Design-build under one roof: plan, engineering, permits and construction with one accountable name
  • A whole-project price: the house, the foundation, septic and well, utilities, driveway, permits and finish work
  • Site-built or modular: we build both, and tell you honestly which suits your lot, your timeline and your budget

Built for Massachusetts

Every home we build meets or exceeds the Massachusetts State Building Code and the stretch energy code most South Shore towns have adopted. Structural integrity from the foundation to the roof — engineered for nor'easters, snow loads and coastal wind — with heat-pump heating and cooling that qualifies for Mass Save rebates.

Marshfield, Duxbury, Scituate, Plymouth and beyond

We are based in Marshfield and build across the South Shore and Plymouth County. We know the towns, the soils, the Conservation Commissions and the inspectors — which is most of what keeps a custom build on schedule.

Questions people ask

The short answers.

Tap a question to open it.

What does a custom home cost on the South Shore?

Mid-range custom, site-built construction in Eastern Massachusetts commonly runs $350 to $500 or more per square foot, all in, on land you own. A modular build of the same home usually lands lower — $280 to $400 per square foot — because the structure is built indoors. Either way, the site work, foundation, septic and well cost the same, and we price them all before you commit.

Site-built or modular — which should I choose?

Modular gets you a finished home months faster and at a lower cost per square foot, with the same code and the same foundation. Site-built gives more freedom with unusual roof lines and very large rooms. Most families on the South Shore are well served by modular; we tell you honestly when a design calls for site-built.

How long does a custom home take?

Permitting in most South Shore towns takes 4 to 8 weeks once plans are complete. A modular home then takes 5 to 9 months from contract to keys; a site-built custom home typically 9 to 14 months, depending on size and season.

Do you help with financing?

Most buyers use a construction-to-permanent loan. We give you the full turnkey number a lender wants to see, and we are used to working with their draw schedules and inspections.
