Permits, setbacks and the Conservation Commission
Every South Shore town has its own setbacks, lot coverage limits and wetlands rules, and an addition lives or dies by them. We check zoning before we draw, handle the building, electrical, plumbing and gas permits, and file with the Conservation Commission when a wetland is within reach.
Living in the house while we work
Most additions are built with the family at home. We keep the existing house weather-tight until the new roof is on, seal off the work from the living space, and tell you each week what is happening next.

What does an addition cost in Massachusetts?
It depends on the square footage and what is inside it. As a planning range: an attached one-car garage runs $35,000 to $55,000, a two-car garage $50,000 to $90,000, a finished bonus room over a garage adds $30,000 to $60,000, and a farmer's porch across the front of a house $18,000 to $45,000. Living-space additions with kitchens or baths cost more per square foot than plain rooms. We price yours after a walk of the house.
Do I need a permit for an addition?
Yes — a building permit and the trade permits, and sometimes Conservation Commission approval. We handle all of it; it is part of every job we price.
How long does an addition take?
Permitting takes 4 to 8 weeks in most towns. A single-room addition or garage is typically 8 to 14 weeks of construction; a second story or in-law suite 4 to 6 months.
Will it match the house?
That is the whole point of the design stage. Roof pitch, siding, trim, window style and floor levels are matched so the addition reads as part of the original home.
